Residential Guarantees

If a tenant we placed moves out, breaks the lease, or is evicted within 12 months of the lease start, we’ll find a replacement and waive our leasing fee. Turnover costs such as make-ready and lost rent remain the owner’s responsibility.

If we need to evict a tenant we placed, we’ll cover up to $1,000 in eviction costs per tenancy. That includes court filing, service, constable fees, and attorney’s fees through a justice court judgment. It doesn’t cover unpaid rent, lost rent, or damages.

For pets we’ve approved in writing, we’ll reimburse up to $1,000 per tenancy for pet damage that exceeds the tenant’s security and pet deposits. The cost of this guarantee comes from the pet rent and fees we retain. Normal wear and tear and unauthorized pets aren’t covered.
